We sold the current Sellers 5922 Walhonding Road 2 years ago, after listing and Seller their previous home. They were looking for something in Bethesda that would put them closer to work as one of the Sellers is a Doctor who works long and late hours. We listed this one and within 2 days were able to present a full price offer to the Sellers.
These Sellers were looking for an Agent that could take the lead on coordinating a Sale where they could go on the market with minimal interruption to their lives. Both Sellers work sensitive jobs from their home offices and were looking to avoid as much traffic through the house as possible. We were able to come up with a competitive list price which paired with the flawless condition of the house and were able to attract a Buyer who was looking for this unique property and were able to offer the Sellers some flexibility in the closing date.
The Sellers of this property were selling because they were moving out of the area for new jobs. Like so many workers around the country because of the pandemic found themselves working from home. These Sellers needed to sell but were looking for minimal interruption to their daily lives and wanted to avoid having to make lots of improvements to get ready to list on the market. We were able to come in and make a few suggestions of small projects that they could tackle over a weekend with our vendor suggestions to help them get top dollar for their home. We went on the market and less than a week later were able to present a full price offer with a closing date that coincided with their move.
One of the skillsets we offer to our Investor/Builder clients is helping to locate distressed properties that would make excellent candidates for new construction. For Summit Ave we located the tear down property for the builder ERB Properties LLC. ERB broke ground on Summit in April 2021 and completed construction in August 2021 just in time for the new school year to begin.
We occasionally work with clients that are working with a Relocation Company provided by their employer. That was the case for 9408 Bruce Drive. Once our Sellers connected us with their relocation company representative we handled everything from there. Besides the initial application package we were in constant communication with the Relo company providing updates and weekly reports on the competition in the area.
The Sellers of this unique property were looking for a Realtor that would have no trouble conveying all of the unique details of their custom built property. There is nothing like it in the area so it was important that we expanded our marketing to attract the perfect buyer who would appreciate all of time and attention that the Sellers put into this property. Fortunately we were able to locate that Buyer and were able to help coordinate a smooth closing for these Sellers that relocated out of the area.
We connected with the Seller of this project known as the Boker Condominium at the peak of the COVID pandemic. This 4 unit project was previously occupied by the Sellers with the other 3 units operated as rentals and AirBnB. The pandemic happening and tenants leaving the area gave the Sellers the idea to convert the property into a Condominium. We were able to get involved with the project early enough to be able to give the Sellers suggestions on what condo Buyers are looking for in this market. We were also able to provide some insight in working with the City for inspections and the application process. We handled the marketing strategy which included Open Houses, Happy Hours, private one on showings and in the end have since closed the sales on all 4 units.
